How do I Obtain an NAID Number?

The required documents include:

1.     1111 – Original Signature Required –Send the original and one copy of the 1111

Form

2.     1111A – Original Signature Required

3.     IRS Letter 147 C or IRS Official Document reflecting Business Name and EIN or copy

of SS card if operating under SS#

4.     Copy of Real Estate Broker’s License with Expiration Date

5.     Copy of Driver’s License with Expiration Date

6.     Recent Utility Bill or Bank Statement that supports the address and Company or

Broker name shown on Form 1111

What is the Good Neighbor Next Door Program?

HUD has a program that promotes revitalization in targeted areas that provide a 50% discount off the sales price. This program is for full time law enforcement officers, teachers, emergency medical technicians and firefighers. Note the property must be purchased in the lottery period (preMLS) as identified on hudhomestore.com. Call us for further information and qualification factors.

If you have a client that is interested in purchasing a HUD home that is identified as a part of the Good Neighbor Next Door program, HUD will not pay commissions to a broker. However, a broker can negotiate commissions in a separate agreement with the buyer.

How do I show a HUD Home?

Once a HUD home is listed on MLS, a MLS lockbox is placed on the property and brokers that are part of MLS can utilize their key for showing.

How do I submit an Offer?

Offers are submitted on Hudhomestore.com. Ensure that your broker has an NAID number and you, as an agent, will be required to register as a bidder the first time you submit an offer on this site. Ensure that your broker has registered on the Hudhomesore.com as well (not NAID number but first time registration on the website) to permit agents in the brokerage to submit offers.
